Freehold properties usually progress faster, as there is less reliance on third-party information. Leasehold properties, however, often take longer, due to management packs, EWS1 cladding and fire safety reports, as well as the need to ensure any alterations have the appropriate approvals or inspections.

Costs depend on the value and complexity of the property. For London-based transactions, solicitor fees typically range from £3,000–£5,000, with top-tier firms charging £8,000–£10,000 for high-value properties (including disbursements). In cities such as Birmingham and Manchester, fees for a reputable firm are usually around £2,000.
